Why Terraces and Balconies Leak in Dubai

Terraces and balconies are uniquely vulnerable to water ingress in Dubai. They are exposed on three sides, receive direct rainfall during the winter storms, and accumulate standing water if drains are partially blocked with sand. The expansion joints between tiles crack as the substrate thermally cycles between summer and winter temperatures. Grout lines open up. And if the original waterproof membrane beneath the tiles was applied incorrectly — or not at all — water migrates through the slab and appears as ceiling stains in the room below.

The challenge with terrace waterproofing is that the source of the leak is rarely where the water appears. Water enters through a cracked grout joint 2 metres away and travels through the screed to appear at the lowest point — usually around a drain or wall junction. Identifying the true source requires a systematic investigation, not just patching where you see the stain.

At Dubai Roof Seal, we offer both tile-over waterproofing (injecting flexible waterproofing under the existing tile bed) and full strip-and-relay systems where we remove tiles, apply a new waterproof membrane, and relay with a proper waterproof tile adhesive and grout.

If tiles were removed, they are relaid with waterproof adhesive and grout. Written warranty issued on completion.

Systems & Materials We Use

Tile-Over PU Injection

Flexible PU waterproofing injected beneath existing tile bed without full removal. Minimally disruptive. Best for terraces where tiles are sound but grout is failing.

Full Strip & New Membrane

Tiles removed, full liquid PU or EPDM membrane applied to the substrate, then tiles relaid with waterproof adhesive. Most durable long-term solution.

Exposed Concrete Terrace System

For terraces without tiles, seamless PU or EPDM membrane applied directly to concrete. Anti-slip aggregate broadcast into topcoat for safety.

FAQs

Can you waterproof my terrace without removing the tiles?

In many cases, yes. If the tiles are well-bonded and the problem is primarily at grout joints and drain perimeters, we can inject flexible PU waterproofing under the tile bed and reseal all joints without removing tiles.

My downstairs neighbour has a stain on their ceiling. Is my terrace the cause?

Very likely yes — especially if your terrace or balcony is directly above the stained area. Water from your terrace can travel through the concrete slab and appear several metres away from the entry point. We will trace the exact source during our free inspection.

How long does terrace waterproofing last?

A properly applied liquid membrane system lasts 10–15 years in the Dubai climate. We provide a written warranty of 5 or 10 years on all terrace waterproofing projects.

Do you waterproof rooftop terraces in apartment buildings?

Yes. We work on common-area terraces, podium decks, and individual apartment balconies across Dubai. We can schedule work in sections to minimise disruption to residents.

What is causing the crack along my terrace wall junction?

The junction between the horizontal terrace slab and the vertical parapet wall is one of the highest-movement zones on a building. Thermal expansion and contraction cause this joint to open and close repeatedly, eventually breaking any rigid sealant. We reinforce all wall junctions with flexible fibre-reinforced PU membrane during our waterproofing system installation.
