Flat roofs are the most common roof type in Dubai — found on virtually every villa, apartment block, and commercial building. But they are also the most vulnerable. Unlike pitched roofs, flat roofs have no natural drainage angle. Water pools during rain, and that standing water finds every crack, every joint, every imperfection in the surface.
Add to that the extreme Dubai climate — roof surface temperatures exceeding 80°C in summer — and you have a perfect recipe for waterproofing failure. Standard bitumen felt, still widely used by cheaper contractors, becomes brittle and cracks within 2–3 years. The result: stained ceilings, damp walls, mould, and structural damage to reinforcement steel.
At Dubai Roof Seal, we use seamless liquid-applied membranes — Aliphatic Polyurethane and EPDM systems — that bond directly to the concrete substrate, flex with the structure, and provide a fully seamless barrier with no joints to fail.
