JAFZA's proximity to the Arabian Gulf means coastal salt-spray exposure on top of the standard UAE thermal stress. Freezone contractor registration requirements add lead time. Typical roof type: large-span single-skin corrugated metal 8,000–50,000 sqm. Most common failure: fastener back-out + lap joint delamination after 5–7 years.
Al Quoz has some of Dubai's oldest industrial stock — buildings from the 1980s with corrugated asbestos-cement roofs alongside newer sandwich-panel units. High unit density means fire-safety-compliant materials are required. Most common failure: aged fiberglass skylight cracking + gutter overflow during January–March rainfall.
