A corrugated metal roof in Dubai can have thousands of screw fixings. Each one creates a hole through the panel. The rubber EPDM washer underneath each screw head is designed to seal that hole — but Dubai's extreme UV radiation and 60°C+ temperature swings degrade those washers within 3–5 years.
Once the washer fails, every rainfall sends water straight through the hole, down the inside of the roof sheet, and dripping onto your stock, equipment, or production line. The problem is often invisible until a heavy rain event exposes it.
The same applies to longitudinal lap joints — the overlapping seams where two metal panels meet. These joints rely on butyl sealant tape that also degrades under UV. When it fails, the lap joint becomes a full-length water channel.
