The corrugated or trapezoidal steel panels undergo massive daily thermal expansion — expanding by up to 6mm per metre of length as they heat up from morning to midday. This movement is absorbed by the fastener heads, which gradually back out of the purlin over years of cycling. The neoprene washers under fastener heads degrade under UV in 5–7 years, leaving open holes at every screw location. Panel end-lap sealants dry out. Box gutters fill with sand. Rust begins at compromised points and spreads.

The Annual Warehouse Roof Inspection Checklist
We recommend every industrial property manager conduct — or commission — the following inspection once per year, ideally in September before the winter rain season:
- Fastener inspection: Check all visible roof screws for backing-out, missing caps, or degraded neoprene washers. Mark any loose or missing fasteners for replacement.
- Panel end-lap inspection: Walk the ridge and eaves lines checking for open laps, failed sealant, or separated panels.
- Gutter and drain clearance: Remove all sand and debris from box gutters and ensure downpipes are clear. Blocked gutters are the single most common cause of warehouse flooding during UAE rain events.
- Skylight condition: Inspect all skylight perimeters for cracked or dried-out sealant and check for yellowing or cracked skylight panels.
- Rust assessment: Note any visible rust spots on panels, especially at fastener heads, laps, and any points where galvanisation has been scratched or damaged.
- Ridge cap condition: Check that ridge caps are fully sealed and not lifting at their ends.
- AC penetrations: Inspect all conduit and pipe penetrations through the roof for cracked or degraded sealant.
Preventive Maintenance vs Emergency Repair
The economics of warehouse roof maintenance are clear: a proactive maintenance visit costs AED 2,000–5,000 for a medium warehouse. An emergency repair during active rain, followed by inventory damage assessment and replacement, can easily exceed AED 50,000–100,000. For food-grade storage, the regulatory and insurance implications can be far larger.
