- Air conditioning base pads — each AC unit on the roof has a concrete pad and conduit penetrations that break the waterproof layer.
- Surface cracks in the slab — hairline cracks in the concrete surface, often invisible from below, allow water to enter and travel through the concrete structure.
- Parapet wall copings — the flat-top capping on parapet walls allows water to sit and soak into the wall if not properly sealed.

What to avoid: Bitumen felt sheets, standard roof paint, and acrylic coatings. These systems fail quickly in the UAE climate and are still widely used by lower-cost contractors. The cheapest quote for your villa roof is almost always the most expensive long-term choice.
